Do We Need the Patio Required by Urban Regulations on a Corner Lot?

We start with a corner lot in a privileged location within the town center; the previous alternative solutions studied conflict with the program of needs provided by the property and the requirement imposed by the urban standard derived from local regulations, which allows a maximum occupancy of 80% for residential properties.

What do we do with the 20% of free construction space on the lot if we have enough frontage length to directly address the illumination and ventilation of the interior spaces?

We propose a terrace oriented towards noon, connected and serving as an “on-grade” extension of the kitchen and living room. From there, the rest of the housing program is organized; thus, we meet the demands of the developer and the regulations. This allows the living spaces, the kitchen and living room, to have direct natural light for the maximum number of hours each day and throughout the year.
